Terms & Conditions
Rates:
All homes are individually owned and rates are subject to change without prior notice. However rental rates in effect at the time of your initial deposit shall be honoured.
All of our homes are weekly rentals unless listed otherwise.
Short term last minute stays are allowed, 3 night minimum + cleaning fee's apply.
Discounts for stays of 21+ days
Discount Periods August 15 - December 15 and January 15 – February 15.
Monthly rates offered during off season times.
Booking policy:
50% deposit at the time of booking to secure the rental
50% deposit due 60 days prior to arrival.
$100 Additional Fee for Sunday or Holiday Arrivals
Check in time is at 3:00pm and Check out time is at 10:00am.
No arrivals after 6pm unless special arrangements are made
prior to arrival.
$25 Fee for changes made to the reservation after payment has been
processed.
Checks, Wire transfers and Credit Card options available please speak
to one of our reservation agents.
Security Deposits: Upon check in we take an imprint of a
credit card to hold for your security deposit which is 10% of the
total rental. Your security deposit is fully refundable within 48
hours of departure check out inspection pending all inventoried
items are in place, no damages to the home, and home has not been
left abnormally dirty. You also agree to pay any damages/charges not
covered in the security deposit such as long distance calling made
on the homes telephone, missing items or broken and damaged items
that are not part of normal wear and tear and are more than the
security deposit held.
Refunds & Cancellation policy:
If cancelled 60 days prior to arrival full refund minus a $100
administration fee.
If cancelled 30-60 days prior to arrival full refund for any days
re-booked. 50% of any un-booked days + $100 administration fee will
be retained.
If cancelled 1-29 days prior to arrival full refund for any days
re-booked. 100% of any un-booked days + $100 administration fee will
be retained.
Homes are individually owned and based on cancellation reason owners
may credit this amount retained towards a future booking in their home for your
stay.
Cancellation insurance is available ask one of our rental agents for
more details.
All cancellations must be in writing by E-Mail Fax or letter.
Late arrivals, early departures, no shows and decrease in party
member after arrival date are non refundable.
Every effort is made by the owners and property managers to keep
each home and it's inventory in good working order. If you
experience any problems while at the unit, maintenance or otherwise
it is your responsibility to report it to our office ASAP. We work
with you and do all that is within our power
to correct any problems reported in a timely manner. This is
the out islands so we do sometimes experience power outages, due to
acts of God or other natural causes, sometimes this can result in
loss of electrical items in the home and on the premises. In this
event no rate adjustments or refunds shall be made for any of these
unforeseen failures.
Terms & Conditions:
All of our accommodations are for personal use, events must be
pre-approved through our office and written permission granted by us
from the individual owner.
Peaceful enjoyment rule: No loud gathering or parties late at night
at the rental unit so as to disturb other guests and owners
Some homes have dockage available for boats but none of our homes
allow any live- aboards.
Locked pantries and closets are off limits and are owners personal
storage
No pets are allowed in the home or premises must be pre-approved and
written permission granted by us from the individual owner.
Rearranging of furniture or removal of any items from the home is
prohibited.
Outside furniture is not to be taken off of the premises.
No drugs or other illegal substances are allowed in the rental or on
the premises
No smoking in the home
Total number of persons allowed in the home is restricted to the
number of persons booked and paid for.
Any vehicles, boats, bikes or other items that is not included in
the home rental shall not be used or moved from the premises.
Loss
of key or lock out of unit will result in a service fee of $10 to
replace key and may be susceptible to a further charge for an agent
to come and open the unit if after hours, Saturday, Sunday or on a
holiday.
Some of our homes are located in club communities that may have
their own additional covenants and regulations, which will be
provided to you on the rental agreement prior to confirming booking.
Please ensure that all party members are aware of all
of our terms and conditions and abide by them. Anyone not adhering
to our rental terms and conditions will be given a verbal warning
which if not adhered to may result in the immediate eviction, and
forfeit of entire rent.
Liability:
The renter agrees to hold the Rental Agent and homeowner harmless for any and all liability for personal injury, loss of life and damage to personal property.
The use of homes facilities and premises is at the sole risk of the renter.
All concierge items will be confirmed through our office and
confirmed independently through the individual companies/tour
operators booked with and liability if any will be confirmed to you
by the subcontracted companies as per their individual agreements
with you.
